Salesperson PreLicensing Education Requirements

  1. Be 18 years old
  2. Complete 77 hour salesperson qualifying education course
  3. Prior to July 1, 2008 any applicant who completed a 45 hour salesperson qualifying course may complete the 30 hour remedial course in order to qualify for licensure. In addition: You will need a two-hour continuing education course on Fair Housing and/or implicit bias training
    1. New York state requires proctoring for the final exam at a location within the state of New York.
    2. Exams should be scheduled once the education has been completed, but days before desired exam date.

    4. Be sponsored by a licensed broker

Broker Pre Licensing Education Requirements

  1. Be 20 years or older
  2. Complete 120 hours of education
  3. Have been actively participated in the general real estate brokerage business as a licensed real estate salesperson under the supervision of a licensed real estate broker for a period of no less than 2 years or has had the equivalent experience for 3 years in general real estate business.
  4. Completion of a school administered proctored examination is required
    1. New York state requires proctoring for the final exam at a location within the state of New York.
    2. Exams should be scheduled once the education has been completed, but days before desired exam date.

Salesperson Continuing Education Requirements

  1. Renewal periods are every two years from the date printed on the license. Licensees are eligible to renew up to 3 months prior to the expiration date.
  2. Must complete 22.5 hours of education to include:
    1. 3 hours of Fair Housing and or Discrimination education
    2. At least 1 hour of Agency education
    3. At least 2.5 hours of instruction pertaining to ethical business practices
    4. At least 1 hour of instruction pertaining to recent legal matters governing the practice of real estate brokers and salesperson in New York which may include statutes, laws, regulations, rules, codes, department of state opinions and decisions, and court decisions.
    5. In initial two-year licensing term salespersons must complete 2 hours of Agency.
    6. As of July 1, 2021 all licensees with an expiration date on or after July 1, 2021 to complete the 22.5 hours of approved continuing education. An amendment remove the 15-Year real estate broker continuing education exemption.
  3. A salesperson can complete an approved broker qualifying course will receive continuing education credit for completion of the course. The broker course does not meet mandatory 3 hour fair housing requirement
