What is required to get a license in Nevada?

For Salesperson:

  • Proof of age 18 and above.
  • Proof of completion of 120 hour Pre-License Education (45 hours or 3 college credits of Real Estate Principles and 45 hours or 3 college credits of Real Estate Law which must include 18 hours Nevada law, 15 hours or 1 college credit in contracts in real estate transaction, 15 hours or 1 college credit in agency which must include 3 hours of foundation between broker and agents and 3 hours of risk reduction).
  • You must have a high school diploma or equivalent.
  • Complete and pass the real estate examination.
  • Completed and signed application form.
  • You must provide Fingerprint cards with a cashier’s check or money order made payable to the “Department of Public Safety” OR a verification form issued by an approved Fingerprint Vendor.
  • Fees: Examination Fees (Salesperson: $100). License (Salesperson: $140)

For Brokers:

  • Proof of age 18 and above.
  • Proof of completion of Pre-License Education: 
    • 64 semester college credits required:
    • 45 hours or 3 college credits Real Estate Principles or licensed experience.
    • 45 hours or 3 college credits Real Estate Law or licensed experience. (must include 18 hours Nevada law provided by a NV school).
    • 45 hours or 3 college credits Real Estate Appraisal course or licensed experience.
    • 45 hours or 3 college credits Broker Management course (Nevada specific course).
    • 15 college credits in other real estate related courses such as business, economics, management, accounting, finance, and marketing or licensed experience.
    • 37 college level units from any college, military education, technical school or licensed experience.
  • You must have a high school diploma or equivalent.
  • Complete and pass the real estate examination.
  • Submit your confidential financial statement.
  • To submit proof of experience you can give a combination of both experience and education transcripts to meet the 64 semester credits. College credits must be obtained if experience is not verifiable. 
    • For every 2 years of real estate licensed experience, Nevada will allow 16 college credits towards the education components with the exception of the 45 hour Broker Management and 18 hour Nevada real estate law courses.
    • Experience in two year increments are granted the following credits: 
      8 years = 64 credits 4 years = 32 credits 
      6 years = 48 credits 2 years = 16 credits
  • You must submit an experience verification form.
  • You must provide Fingerprint cards with a cashier’s check or money order made payable to the “Department of Public Safety” OR a verification form issued by an approved Fingerprint Vendor.
  • Fees: Examination Fees (Broker: $100). License (Broker: $145).

What score do I need to pass?

The salesperson exam has two portions, general practice and State Law 80 general practice questions and 40 State Law questions. To determine a score a statistical procedure known as equating is used to correct for differences in form difficulty. The passing score of an examination was set after a comprehensive study. The examination score is reported as a scaled score on a scale of 0-100, but it should not be interpreted as the percentage or number of questions answered correctly. With a passing score of 75, any score below 75 indicates how close the candidate came to passing, and not the actual number or percentage of questions answered correctly.

The broker exam consists of 80 general practice questions and 50 State Law questions. Equating is also used to score this examination and the passing score for brokers is 75.

You will receive your score immediately after you complete your exam.

How much time do I have to complete the exam?

  • For the salesperson and broker exam you are allowed a total of 4 hours.

What should I bring with me for the exam?

  • 2 Forms of identification with matching names, non-expired and containing a valid signature. (Driver’s license, passport, green card, U.S. social security card, debit or credit card with signature). One of them must be government issued.
  • Basic (non-scientific) calculator.
